You can look at he search result and see a lead generation site at the top of the result and do almost everything they are doing and still get get nowhere. Why????
The answer is this :

1. Domain History
Google has learned to trust their site more as it aged.

2. Link Quality
Link used to flow much more easily than they do now. If you try to replicate a competitor links odds are you will not be able to get a few of their most important links. The editorial quality links are the hardest to gain and pull the most weight in the search result. Since the web has more content on it now, the quality need to be interesting or linkworthy is much greater than they once were.

3. Link Age
In similiar fashion on how google may trust older domains more than new ones, they may also put greater weight on alink as it aged.

4. Usage Data
If a site has been serving visitor for many years, it will take you a while to build up that much usage data.

5. Flipping The Switch
Many High Profit authoritstive site only had the profit element added long after they bacame authoritative.
Some of the sites that later became highly commercialized may not have been worthy of a link in their current form, but were easier to link at when it was less commercial and there fewer resources on the web.
